Escrow reconciliation for title agencies, every business day

AER reconciles your escrow accounts every business day, from outside the people who move the money, and delivers the monthly compliance portal. Start with a free Snapshot.

What happens every business day

For every account under daily reconciliation, AER reviews each day’s bank activity, works every unmatched item against your ledger, and notes by the next business day exactly where each one posts. An unmatched item is easiest to trace on the day it appears. A month later it is a research project.

What you get every month

The AER Compliance Portal updates when the reconciliation cycle closes. It gives you:

  • Each open item that crosses its category’s age or risk threshold, ranked Critical, Resolve Now or Monitor, with the standard corrective step for its category.
  • The date AER first identified each item, carried month to month while it stays open. Items that carry over are marked Recurring.
  • One consolidated view across all of your escrow accounts, with findings counted per account.
  • Cross-account analysis that flags matching amounts and file numbers appearing on more than one account.
  • A three-way summary of book, bank and trial balance, plus AER’s own check of the ending bank balance against the bank statement.

What it looks like at audit time

A separate portal for your underwriter’s auditor, holding each period’s reconciliation report and bank statement, account by account. See Underwriter audit preparation.

How it starts

AER works from your bank statements and daily bank activity, read-only at the bank, and the reconciliation reports in your platform. There is nothing to install and nothing for the agency to send. AER never moves the money, and never posts to an order.

What AER never does

AER never moves, holds or disburses funds. Those stay with the agency and its bank. We don’t move the money.

Who it is for

  • Title agencies with one escrow account or many.
  • Agencies with an underwriter audit or a state examination on the calendar.
  • Agencies whose reconciliation is done in-house and want a second set of eyes from outside the disbursement function.

Questions agencies ask

Do you replace my closing platform’s reconciliation?

No. AER works from the reconciliation reports your platform already produces and the bank statements behind them.

Do I have to send you files every day?

No. AER reads your bank activity, read-only at the bank, along with the reconciliation reports in your platform. The agency sends nothing.

How is it priced?

Pricing is based on the combined volume that clears through your escrow accounts each month. It is quoted after a short call.

Can I see what you would find before I sign anything?

Yes. The Audit Exposure Snapshot is free.
